Block722 completes a calm duplex home in Athens shaped by organic luxury

Block722 has designed Lumen residence, a 230-square-metre duplex apartment in Athens’ Papagou district, as the personal home of studio founders Katja Margaritoglou and Sotiris Tsergas. The project distils the practice’s ethos of “organic luxury” into a serene family retreat defined by craft, natural materials and a fluid dialogue with its surroundings. Occupying the top two floors of a newly built apartment block on a quiet, tree-lined street, the residence was conceived as a bespoke environment tailored to the daily rhythms of the family. The lower level contains two bedrooms and an open-plan living area, arranged through subtle partitions and custom furniture to create distinct zones while maintaining openness. The upper level hosts the primary suite, opening onto a planted terrace with a pool and long views across the city. The elevated setting and generous outdoor areas give the home the character of a standalone house, despite its urban context. Throughout, Block722 used a palette of tactile, enduring materials to create a warm, grounded atmosphere. Large openings frame greenery from every room, supporting a biophilic approach that connects interior spaces with the shifting daylight and surrounding landscape. Every detail, from built-in elements to loose furniture and art placement, was designed or curated by the studio. The result is a quietly expressive interior that balances precision with softness and embraces craftsmanship as a central design tool. Lumen residence stands as both a personal sanctuary and a reflection of Block722’s architectural language: a measured blend of functionality, material honesty and human-centred design.
